Which type of structure - Load bearing OR Framed?
Let us first decide your home will be load bearing structure or framed structure. Structure is called load bearing or framed based on how it transfers its load to the foundation soil. When structural load of floors is transferred to the foundation soil through its walls, it is called load bearing structure. Whereas, when structural load of floors is transferred to the foundation soil through beams and columns it is called framed structure. Your contractor / engineer / architect can guide you about the preference of structure based on local practices.
How deep should you lay the foundation?
Foundation receives load of entire structure and transfer it to the soil just below it. For normal structures, foundation shall be at least 3 feet deep if firm & hard soil is reached. If firm & hard soil is not reached within 3 feet depth, excavation shall continue till firm & hard soil is reached. It may be noted that the structures resting on soft soil may settle unevenly and cause damage at later date. In the areas having weaker black cotton soil or sandy soil, engineering guidance is mandatory before laying foundation.
How to choose quality of building materials?
The strong homes are built with good quality building materials. So please don’t make any compromise on their quality. Good quality materials may cost little extra. For example good quality cement brands are 20% - 30% stronger than ordinary cements, but cost just 5%-10% more. Let us understand how can we select good quality materials.
